Congratulations! You have made the decision to buy a home. Get ready to autograph a whole lot of documents. This section contains links to classes that will help you transition to homeownership.

If you have been selected for the St. Vrain Valley, Pikes Peak, or Fort Collins Habitat for Humanity programs this section is where you can find information on what to expect throughout the process. This includes Sweat Equity, the construction process, pre-purchase education, forms and disclosures, closing, and finally, move-in day!

From Loan Approval to the Closing Table

You might be dreaming about that first home-cooked meal or how you are going to decorate your living room, but the time between approval and closing is a critical time filled with a lot of decisions.

If you have been approved for a loan now is NOT the time to start buying couches on credit. Your income and credit will be checked again before you close and a change in your qualifications could crash that home buying dream. Take this course to learn about the important time before closing.

Homeowners Insurance

Before closing, you will be asked to choose an insurance provider. There are a lot of options out there from little green geckos to emus and everything in between. Choosing a provider, the right coverage, and understanding how much of a deductible are important and overwhelming choices. Take our free class on insurance basics to know what to research and always get more than one quote.

Home Inspections & Warranties

Just like buying a new car, you will want to make sure the mechanics of your new home are good before you buy. Home inspectors are professionals who inspect the home for any current or potential problems. A home warranty usually applies to new homes, just as to a new car. Home warranty companies ensure that any issues that are a fault of the builder will be corrected. Home warranties have a time limit and it’s important to understand your options and responsibilities. There are a lot of documents and signatures required to buy a home. Luckily, we have prepared a few classes to help you get you through, from understanding what’s in a mortgage, to all the papers you will sign at the closing table.

If you have been selected to buy a home with Habitat for Humanity, there is a lot to be done between the time of selection and move in. Along with completing your partnership sweat equity hours, you will need to complete a series of classes. During your acceptance meeting you will have received additional information about how to access these classes.
